CBH VOID LETTABLE STANDARD – GENERAL NEEDS, SHELTERED & TEMPORARY ACCOMMODATION

Introduction

This is the lettable standard for empty properties, where the former tenancy has ended, and the property is being repaired in preparation for the new tenant to move in. This sets out our expectations for staff and contractors, to ensure that:

  • We are consistent in the quality and standard of all properties managed through the relet process.
  • We provide safe properties at an acceptable standard for residents to start living in their new home.
  • We reduce turnaround times to a minimum so tenants can access properties quickly.
  • We ensure void property improvements are necessary, timely, sustainable, and cost effective.

SERVICES

 

 

Complete electrical test including smoke detectors and ensure electrics conform to current NICEIC regulations. Carry out all Cat 1 and Cat 2 repairs

Install hard wired smoke and heat detector(s) where not already present, in line with current fire regulations. Install a battery alarm with a ten-year battery life if not possible

Locate and identify all incoming service positions. Record meter readings for future use

PROPERTY CLEARANCE

 

 

All furniture, rubbish, remaining goods, personal effects, loose electrical equipment, and loose floor coverings will be removed and disposed of. All waste material will be removed from the property and taken on the day of removal to a licensed disposal or storage site

If the property shows signs of vermin or insect infestation, then fumigation or other appropriate treatment will take place

PROPERTY CLEARANCE (EXTERNAL)

 

 

All rubbish left in gardens, garage and outbuildings should be removed

Grass and hedges to be trimmed where required. Grass not to exceed 100mm

Alterations made to the garden by the outgoing Tenant should be removed

SAFETY

 

 

Assess condition of all windows and external doors and arrange necessary repairs prior to re-let to ensure ease of operation, security and safety. Casement opening windows at first floor level and above should be fitted with opening restrictors to reduce risk of falling from a height. All cracked or broken glass to be replaced

Complete relevant Asbestos Refurbishment Survey

Inspect property for evidence of rising or penetrating damp, including surface damp (condensation)

Front and rear fire door locks are to be replaced with the agreed Primary Test euro lock barrel

GENERAL REPAIRS

 

 

Inspect taps for operation. Replace with lever or mono block taps, if defective

Inspect sinks, basins, WC pan/cistern and baths and associated parts for defects. Repair or replace as required

Replace Shower head and hose and renew existing shower curtain where present

Provide non-slip R11 safety floor covering (Polysafe or equivalent) to Kitchen and Bathroom on a hardboard sub-base – Install if not present, replace if existing flooring is damaged or in poor condition

Carpets left by previous tenant that are in good condition, should be left and gifted to the next tenant (unless infestation has occurred, then all carpets to be removed)

INTERNAL FINISHES

 

 

All pins, nails, screws, picture hooks and the like from walls should be removed safely and holes to be filled.

All carpet tacks and gripper rods to remain if in good condition.

Graffiti should be removed from walls and ceilings

Loose wall coverings should be removed and replaced if unable to repair

All areas requiring re-decoration will have white or magnolia emulsion mist coats applied to walls, white emulsion to ceilings and white gloss to all woodwork

All newly plastered and heavily stained wall and/or ceiling areas are to be covered with a mist coat(s) of emulsion paint

Areas not requiring decoration should be left in a reasonable condition to allow for decoration vouchers to be issued (where applicable)

Wall tiles to kitchen and bathrooms will be fitted three course high around baths, splash back areas and kitchen worktops. Where shower units have been installed, tiles will be fitted to the walls. Cooker spaces will have tiles installed from skirting level. Wall boards to be fitted in wet rooms where applicable

All floors and stairs should be swept and wet mopped where possible. Bathroom and WC floors should be disinfected
